As a Real Estate agent, when listing a property, I encourage my vendors to get a Building Inspection and a LIM on their property.   While this is a cost to the vendor, it may save a lot of time and sometimes heartache when a purchaser pulls out of a deal due to one of these factors.

Also, it alerts the homeowner to any potential problems and they can make an informed decision about what they want to do.  

I always recommend 3 options to both vendors and purchasers and Henry October (HD Building Inspections) is always one of those three.
